We have gained a knowledge of the market that, in conjunction with our relationships with leading brokers, major lending institutions, and other industry contacts, provides us with a competitive advantage in the identification, assessment, and execution of a wide variety of real estate investment and development opportunities.
In addition to managing our current developments, we invest significant time and effort into identifying market trends. We scan for opportunities in new geographic areas and product types to avoid missing new hot spots or under-supplied markets. By maintaining a nimble, wide-eyed approach, we have been able to find exceptional opportunities; ones that larger developers may have looked past and smaller developers can't afford to pursue but that we can take advantage of because of our low overhead, efficient management, quick decision-making, and expertise in all aspects of acquisition, entitlement, financing, development and disposition.
How has this approach worked? One good indicator is our repeat investors- friends, family, high net worth individuals and industry contacts – who have invested with us over many deals and many years. We’ve raised approximately $180 million since 1990 and returned an attractive return to investors.
A second indicator of success is our own belief in the opportunities we bring to market – members of our management team and key personnel are also personally invested, contributing not just the intelligence, experience and hard work required to achieve success, but their personal funds as well. Since we have investment dollars at stake like our investors, we are very sensitive to the risk/return profiles and only target investment opportunities that we believe can produce a meaningful return to our investors.
