West Gate was an adaptive re-use of a former 2-story Caterpillar Tractor manufacturing facility adjacent to I-880 in San Leandro. The 31- acre site was redeveloped with a regional shopping center anchored by Home Depot, Walmart, Office Depot and Sports Authority. Developing the drive-up second story with a viable commercial use required more creativity. Pacific Union identified an under-served market- small businesses that needed affordable space- and built-out the second story with over 100 incubator-type, office-industrial spaces serving a broad range of uses from architects and sales offices to specialty coffee makers and biotechnology labs. The property was sold in 2004.
